Developer housing, brownfield site.
Some houses designed in concept by Mahendra Daji – an old friend from ASC – and developed up to building consent and construction documentation by our small team for our then employer – a small developer on the North Shore. They are a speculative development, on a site plan laid out by a surveyor with little thought given to amenity or environment. The only criteria being lot size and vehicle access – even that was compromised by a number of problems with drainage and the steep road inclines and retaining required to fit the houses in.
The houses were designed to be economical. They were very cheaply built with consented landscaping proposals ignored and colour schemes discarded! Having said that – they didn’t turn out too badly – if Auckland is lucky, developer led ‘densification’ in suburban areas might turn out like this. Sites need to be better planned and construction budgets higher to get better results.
Architecturally, this is rough stuff – but there is much added design value in the interiors, even when the section/lot sizes are really too small for the size of these detached houses. When working for the developer direct, their market and commercial considerations take precedence. These houses are built purely to harvest profit. We did our best to add amenity and opportunity for the purchasers, whilst making an effort to minimise overlooking and shade to close neighbours.
